What We Build

C&L Builders is a full-service design-build contractor serving southwest Montana, from Butte through Bozeman, Big Sky, and the Livingston corridor, east to Big Timber. We manage every phase under one contract: architectural design, permitting, construction, and final walkthrough. One team. One standard. Across seven counties.

OUR SERVICE TERRITORY

Butte to Big Timber

We build across southwest Montana’s most demanding landscapes: the high-altitude terrain of Silver Bow and Jefferson counties, the fast-growing Bozeman and Gallatin Valley corridor (including Big Sky), the Livingston and Paradise Valley country of Park County, and the open ranching landscapes of Sweet Grass and Stillwater counties to the east.

Custom Residential

Your Montana home should be built around your life, not pulled from a catalog. Whether you’re building a primary residence in Livingston, a mountain retreat above the Gallatin Valley, or a compound on open ranch land east of Big Timber, we work with you and a licensed architect to design a custom residence that responds to your land, your climate, and your vision. If you arrive with your own architect or plans, we build them with the same care.

WHAT THIS INCLUDES

  • New custom homes: primary residences and retreat properties
  • Multi-structure compounds: main house + detached cabins
  • Mountain, rural, and in-town lots across the corridor
  • Full permit management with Silver Bow, Jefferson, Gallatin, Park, and Sweet Grass counties
  • Architectural design managed start to finish
  • Collaboration with the architect of your choice, or your own plans

Accessory Dwelling Units

ADU rules are evolving fast, and differently in every county and town we work in. We stay current from Butte to Big Timber so you can decide before you commit, and we build ADUs that make the most of your property’s constraints: an alley-load infill unit in Livingston or Bozeman, a guest house on a Park County ranch, or an income property near Big Sky.

WHAT THIS INCLUDES

  • Attached and detached ADUs across our service area
  • Alley-load and infill builds within Livingston and Bozeman
  • Guest houses and multigenerational housing on rural parcels
  • Rental units for long-term or short-term use
  • Permitting and utility coordination in every jurisdiction

Historic Restoration & Preservation

Montana’s historic structures (granaries, barns, ranch houses, and frontier commercial buildings) are disappearing faster than they can be preserved. We restore them with respect for original materials and methods, combined with modern structural standards, and we are one of the few builders in the region with direct experience navigating SHPO requirements.

WHAT THIS INCLUDES

  • Structural stabilization and foundation repair
  • Historic material matching and period-appropriate replication
  • Adaptive reuse for contemporary life
  • State Historic Preservation Office (SHPO) compliance
  • Coordination for historic tax credit eligibility

Commercial Construction

We bring our residential standard to commercial work, with added expertise in commercial permitting, health department requirements, ADA compliance, and phased construction that keeps a business open during the build. Bozeman, Livingston, and Butte are all in active growth cycles, and C&L is built to meet that demand.

WHAT THIS INCLUDES

  • Restaurant and hospitality construction
  • Tenant improvements and commercial remodels
  • Light industrial and agricultural structures
  • Commercial historic renovation

Development

Some of the best buildings in southwest Montana are already standing. They just need a new purpose. We convert existing structures into multi-use and rental property: historic commercial blocks with apartments above, a schoolhouse turned into housing, an agricultural landmark given a second life. One contract, from feasibility and code analysis to first tenant.

WHAT THIS INCLUDES

  • Feasibility and code analysis for change-of-use projects
  • Commercial, civic, and agricultural buildings converted to residential or mixed use
  • Multi-unit rental construction within existing structures
  • Historic conversions coordinated with SHPO where applicable
  • Permitting, utility upgrades, and life-safety systems
